The story opens at Fossaway Manor in Sussex, home to the eighteenth Earl of Chelford, Harry Alford, a pale and nervous young man obsessed by an ancient family legend. For centuries, the estate has been haunted by the Black Abbot, a menacing apparition that shrieks and terrifies the locals. Harry lives in constant fear, also fixating on a legendary four-hundred-year-old treasure of gold and a mysterious flask of life water hidden somewhere on the grounds.
Harry’s younger half-brother, Dick Alford, is a practical, athletic man who shoulders the heavy burden of managing the vast Chelford estates. Unlike Harry, Dick is skeptical of ghosts and views the treasure hunt as a futile obsession. Dick finds himself drawn to Leslie Gwyn, a wealthy young woman engaged to be married to Harry. Leslie herself feels increasingly alienated from Harry, whose eccentricities and reliance on patent medicines grow worse by the day.
Meanwhile, the narrative darkens with the introduction of sinister figures from the outside. Arthur Gwyn, Leslie’s dandified brother and a scheming solicitor, is secretly ruined through heavy gambling losses. To save himself from utter destruction, Arthur falls under the control of his unscrupulous managing clerk, Fabrian Gilder. Gilder has spent years secretly operating as a bookmaker to bleed Arthur dry, and he holds forged bills bearing Harry Chelford’s signature as a weapon of blackmail.
Gilder’s ambitions extend further when Mary Wenner, Harry’s dismissed former secretary, approaches him with a dangerous secret. Mary has discovered the exact location of the legendary Chelford treasure hidden within the ruins of Chelford Abbey. Greed unites Gilder and Mary in a plot to plunder the vaults, while Arthur also attempts to locate the gold independently to escape his impending ruin.
The tension peaks when murders and terrifying encounters shatter the quiet of the village. Thomas, a treacherous footman connected to Gilder, is found murdered on the estate grounds dressed in the dreaded garb of the Black Abbot. Amidst the chaos, Harry Chelford disappears during a violent nighttime struggle in his bedroom, kidnapped by unknown assailants seeking the treasure.
Dick Alford takes charge of the crisis, bringing in a seasoned investigator to untangle the web of greed and violence. As the dark secrets of the Abbey are laid bare, the true nature of the hidden vaults is revealed, bringing ruin to the schemers and forcing those who remain to confront the devastating consequences of their actions.
